Selling a lake home or the family camp
Sell the family camp calmly, with one set of facts for every owner and Lake Homes Realty's reach behind it.
Selling a lake home is usually a family conversation
Selling a lake home in New Hampshire is rarely about the house alone. Often it's the family camp. Your grandfather built it, or your parents bought it in the seventies, and every summer of your childhood happened there.
Now it's owned by three or four people who don't all agree. One of you wants to keep it. One lives out of state and hasn't been up in years. One is paying most of the bills. And every conversation about price is really a conversation about the family.
I've heard families say "Dad would be heartbroken," and "you just want the money." Those words hurt, and they're normal. My job is to give everyone the same facts, so the decision gets made on what's true rather than on who spoke loudest. Patience and presence first, business second.

How I sell a lake home
Lake homes go out through Lake Homes Realty, a national brokerage built for lake property. I'm its Principal Broker in New Hampshire and Massachusetts. Your home goes to Lake Homes Realty's targeted buyer lists and Google Ads, which reach buyers shopping for exactly this kind of home, including second-home buyers from well outside New England. Then I add my own ads on Google, Facebook and Instagram.
In the Lakes Region, Kim Macaulay on my team knows the water, especially Lake Winnipesaukee. Between us, you get local knowledge and the reach a lake home needs.
And lake homes have their own homework. Frontage, water depth, docks and moorings, septic near the shoreline, shoreland rules, and whether the road is plowed in winter. We gather those answers before you list, because a buyer's agent will ask.
What the process looks like
- A conversation with everyone who owns it, together or one at a time, whatever keeps things calm.
- What the camp is worth, with the sales behind it, so the family is working from one number. Start here.
- A plan that works from a distance. Many owners live out of state. I coordinate what needs doing at the property so nobody has to drive up every weekend.
- Launch and marketing, following my full selling plan.
- Updates to every owner, almost daily when there's activity and at least weekly when it's quiet.
"We should wait until summer. That's when things sell up here." I hear it every fall. Lake homes sell after peak season too. I once took on a sale after peak season that the owners had tried to sell themselves for two months. There were problems buried in the paperwork. We untangled them and closed it.

Frequently Asked Questions
Our family can't agree on a price. What now?
Start with one number everyone can see, backed by real sales. It doesn't settle every feeling, but it moves the conversation from opinions to facts.
Do lake homes only sell in summer?
No. Lake homes sell after peak season too, and waiting a year for summer has costs of its own: taxes, insurance, upkeep and another season of disagreement.
We live out of state. Can you handle the sale from a distance?
Yes. I coordinate what needs to happen at the property and keep every owner updated, so nobody has to drive up every weekend.
