What is my home worth? A real answer, not an estimate

"I've wondered what my home is valued at these days." If you've thought that sentence, you're in good company. It's how most of my seller conversations begin, and a lot of them don't turn into a listing for a year or more. That's fine.

A home value from me isn't a Zestimate. Online estimates work from public records and nearby sales. They've never walked through your kitchen. They can't tell a new roof from a tired one, a water view from a partial one, or a finished basement from a damp one. On the Seacoast and the lakes, those differences can swing the number a long way.

What you get from me is a real number, the homes that support it, and the reasoning in plain English. Then you decide what to do with it, including nothing at all.

How I figure out what your home is worth

I start with your home, not a spreadsheet. If you'd like a full walkthrough, I spend real time in the house, room by room, and ask about the things photos don't show: the updates, the permits, the quirks, what you love about it.

Then I compare it against what has actually sold nearby, what's for sale now, and what has been sitting. Homes that sit tell you as much as homes that sell. I'll show you all three.

If there are small, targeted investments that would bring a bigger return, I'll tell you which ones, and which ones aren't worth the money. And if your home is on the water, I'll factor in what those buyers weigh: frontage, flood zone, access and views.

It's a starting point at best. It can't see your home's condition, updates or view, which can matter a lot on the Seacoast and the lakes. A walkthrough and real comparable sales give you a number you can rely on.

Does asking for my home's value mean I have to list?

No. There's no cost and no obligation. Plenty of people ask a year or more before they're ready, and some decide not to sell at all.

What affects the value of a home on the water?

Frontage, water depth and access, views, the flood zone and insurance, septic near the water, and seasonal access all matter, alongside the house itself.
