Buying a beach home on the NH Seacoast is exciting right up until the insurance quote. The house is only part of what you're buying. The flood zone, the insurance, the road in, the parking and what the street is like in February are part of it too.

Buyers tell me, "We tried to figure out the flood maps ourselves and gave up." And, "I'm not buying something in a flood zone I don't understand." Both are fair. You shouldn't have to become an expert to buy near the water. That's my job.
