For buyers

Buying a home, starting with what worries you

Start with what actually worries you, then see fewer homes and better ones.

Buying a home here is about more than the house

Buying a home on the NH Seacoast, around the lakes or on the Massachusetts North Shore means choosing a town, a street and a way of life as much as a house. And most buyers I meet carry a worry into the first conversation.

On the Seacoast it's usually cost and risk. Can we afford the insurance on this, or are we kidding ourselves? Is this a good price, or are we tired of looking? On the lakes it's the water, and whether you'll use the place enough to be glad you bought it.

Those worries are where I start. They decide which homes are worth your Saturday and which aren't.

How my team and I help you buy

I'm Brenda Maggy, Principal Broker of Beach-Homes Realty and Lake Homes Realty in New Hampshire and Massachusetts. Depending on where and what you're buying, you'll work with me or with an agent on my team. Kim Macaulay knows the Lakes Region. Corey Downey is licensed in New Hampshire and Massachusetts and covers buyers farther into Massachusetts. Haley Paradis works with buyers too, and keeps every deadline on track as our transaction coordinator.

Whoever you work with, the process is the same, and I'm behind every deal. You'll see homes from the MLS and from Beach-Homes Realty and Lake Homes Realty, and you'll get a straight opinion on each one, including when a home isn't right for you.

What you get

  • A plain explanation of the Buyer Agency Agreement before your first showing. See getting ready.

  • A narrow, focused search: fewer homes, better ones.
  • Offer strategy built to win and to hold up.
  • Due diligence help, including the water-and-coast checks: flood zone, insurance, septic, shoreland rules and access. See closing without surprises.
  • Every deadline tracked from accepted offer to closing.

Buying a home in the towns I cover

My team helps buyers all along the Seacoast, including Hampton, Rye, Portsmouth, Exeter and Dover.

We also work around the lakes, in towns like Meredith, Wolfeboro and Gilford, and in Massachusetts, including Newburyport, Salem and Beverly.

Frequently Asked Questions

Do I need to be pre-approved before we look at homes?

It's the best place to start. A pre-approval tells you what you can borrow and shows a seller you're serious, which matters when a good home draws more than one offer.

Do I have to sign something before you show me homes?

Yes, a Buyer Agency Agreement. It puts my compensation and my commitment to you in writing, and I'll walk you through every line first.

Will I work with you or someone on your team?

It depends on where and what you're buying. Either way, you get the same process, and I'm behind every deal.
