Selling your home on the NH Seacoast rarely starts with a sign in the yard. It usually starts with a thought you've had for a while: the house is too big now, the kids are gone, or it's time to be closer to family.

Most of the sellers I work with open with some version of "I've wondered what my home is valued at these days." That's where we start. Not with a listing agreement, and not with pressure. With the real number and the reasoning behind it.

From there, selling your home is a series of decisions: when to list, what to fix, what to leave alone, how to price it, where to market it, and how to negotiate when the offers come in. You make every one of those decisions. My job is to make sure you're making them with the facts in front of you.

That goes for a Seacoast colonial, a Lakes Region cottage or a home on the Massachusetts North Shore. The method is the same everywhere. What changes is who the buyer is and how we reach them.

How I sell a home, in brief

I'm Brenda Maggy, Principal Broker of Beach-Homes Realty and Lake Homes Realty in New Hampshire and Massachusetts. I've been doing this since 2013 and have sold 200+ homes. I've lived on the Seacoast for 35 years.

Your home is marketed under the brokerage built for it. A coastal home goes out through Beach-Homes Realty and a lake home through Lake Homes Realty, each to its own targeted buyer lists and Google Ads. Then I add my own ads on Google, Facebook and Instagram, in addition to my social media posts.

Those ads get seen. A home I sold in Dover for $855,000 drew 77,245 views. One in North Hampton for $956,000 drew 40,756.
